What is usually leaking
On TPO / membrane coaches the water rarely starts in the middle of a sound sheet. It enters at a seam, a lap, a screw, a cracked gasket, a puncture, or a failed termination at the edge.
If the deck is already soft, the leak is older than the stain you see. Coating over rot does not fix it — see soft-spot repair.
